Pool Renovation Proposal / Scope of Work

 

SUMMARY

  • Remove and replace pool coping, plaster, tile
  • Re-plumb pool with auto fill
  • New drainage as needed
  • Convert pool to salt water including new equipment as needed
  • Install pavers around pool and paths
  • Install rock feature with waterfall and slide
  • Raise spa and add baja reef area

Drainage

  • Install drainage as needed around pool, yard, planters
  • Terminate drains at curb as needed
  • Add drain for shower on side of house
  • Install long channel drain along existing pergola edge

Coping


Glass Waterline Tile and Step / Seat Indicator Tile

  • Remove and dispose of old pool and spa tile (approx 150 linear feet)
  • Install new waterline glass tile around pool and spa perimeter:
    • Aquabella AB-2211 Marvel 2x2
    • 6 inch tall for most of pool, 12 inch tall for the one raised section
  • Install matching indicator tile to all steps and seat edges
  • Grout color TBD

Pool Plumbing

  • Remove and dispose of all existing pipes and plumbing
  • Remove old skimmer
  • Re-plum pool and spa
  • Including all return lines
  • Add auto fill system
  • Add dedicated suction line for pool cleaner
  • Run all new pipe to equipment area
  • Install new skimmer

Pool Lighting

  • Remove existing lighting as needed
  • Add 2 Pentair color LED lights to pool
  • Add 1 Pentair color LED lights to spa

Equipment

  • Inspect existing equipment and quote new as needed
  • Existing pump is new, gas heater works well too
  • Wifi / App control for new equipment would be preferred to control pump, waterfall, spa, etc.
  • Install 2nd pump for waterfall slide
  • Install new salt chlorine generation system with remote and wifi
    • Example: Pentair easy touch 4 control system with salt

Electrical

  • New electrical panel / systems to support new pumps and equipment etc
  • Outlet added to far side of pool near fence for power to new gazebo

Pool Form Changes (optional)

  • Raise spa 18 inch
    • Add rebar to raise spa 18 inches above grade
    • Re-plumb spa and add new led light as above
    • Double finished edge coping around spa
    • Outside of spa to have rock veneer, type TBD
    • Shote crete shell
  • Add baja reef to shallow end
    • Add rebar to side of pool to form a baja reef and seating area
    • Shote crete shell

Other Demolition

  • Remove and dispose of shrubs and excess dirt as needed
  • Remove and dispose of planter dirt to pool deck level for the new seating area
  • Remove and dispose of concrete by front door of house
    • Approx 65 sq ft concrete

Decking

  • Remove and dispose of existing decking and paths 
    • Approx 1200 square ft of existing concrete
  • Install new paver decking and path to match existing patio
  • Install pavers by front door path
    • Approx 100 sq ft pavers
  • Install pavers with typical materials, road base, polymeric sand etc

Retaining Wall

  • Remove and dispose of existing back retaining wall (approx 70 linear feet)
  • Run pvc pipe behind retaining wall to support drippers for shrubs, connect to existing sprinkler system
  • Install new retaining wall inline with current patio retaining wall to the far fence

Pool Startup

  • Fill pool, monitor plaster and water while everything cures
  • Clostly monitor water chemistry of pool and spa
  • Brush new plaster 2 to 3 times weekly as needed
  • Add special chemicals as needed during startup
  • This process will last 4 weeks or more until pool is ready and stable

Fencing

  • Remove and dispose of existing pool fencing
  • Install new vinyl fencing around pool equipment with gate
  • Install new vinyl fencing to separate pool from side yard with gate
  • Install new removable pool fencing between pool and existing patio, connect to house and back fence as needed and required

Permits

  • Complete set of site plans
  • All structural engineering to meet city standards
  • All permit costs to complete job
  • All inspections as needed
